Land
The oldest asset. Finite, immovable, and the collateral behind most banking systems.
The invention
The problem. Settled agriculture made a specific piece of ground worth defending and worth recording.
Land registers are among the oldest documents in every civilisation that had writing. Egyptian surveyors re-established boundaries after each Nile flood, which is where practical geometry comes from. Property records exist because the alternative to a register is a fight.

Speculation follows the boom

The land boom

Illiquid assets bought with leverage on the expectation of a greater buyer. This template has never gone out of use.
- 1991Japan
The land price collapse
Japanese land values fell for over a decade, taking the banking system with them.
When land is bank collateral, a property correction is automatically a credit crisis.
